Description:
Establish and/or manage relationships with outside contractors related to all aspects of the facility including but not limited to interior and exterior facility maintenance, safety, security, cleanliness, waste management, and grounds keeping.

• Bids contract services annually and reviews services provided.
  
• Conducts routine inspections of the facility and notifies contractors of issues for quick remediation.
  
• Recommends contractor changes when necessary.
  
  Manage and monitor all facility service requests and work orders for timely completion and take corrective action as required.

  • Perform light maintenance responsibility when small issues arise.
    
  • Engage with and manage external contractors for larger maintenance requests or when appropriate and ensure work is completed within expectations.
    
    Monitor and manage the security and building access system for the site.
    
    • 
      
    • Coordinate access management for new/existing employees with HR and IT, train new employees on use of the building access system.
      
    • Serve as primary contact for contracted alarm monitoring center.
      
      Attend and participate in company safety meetings and own corrective actions around facility safety and operations.
      Monitor and manage the facility building management systems, work with external contractors to address any issues in a timely manner.
      Coordinate additions or updates to facility AV systems with IT and external vendors.
      Develop and maintain a program for seasonal readiness.
      Assists in preparation of the annual budget for income expenses and capital expenditures.
      Coordinate any required inspections with City or County services.
      Requirements:
      
      KNOWLEDGE, SKILLS, AND ABILITIES
      
      Knowledge of the methods, materials, tools, and practices used in the building, electrical, or mechanical trade.
      Willingness to be on call 24 hours a day.
      Has knowledge of EH&S operations including OSHA and EPA regulations.
      
      EDUCATION, EXPERIENCE, & TRAINING
      Bachelor's Degree or commensurate work experience.
      Completion of a related course of study from an accredited technical or trade school.
      Five (5) years of experience in Facilities Management, preferably in a manufacturing environment.
      Experience with safety recognition programs such as the NC Star and OSHA VPP programs
      Proficient in MS programs such as Excel, PowerPoint, Outlook, etc.
